Abstract [en]

This paper examines the possible impact of a major plant closure on local housing prices, using panel data. The tool used for examining the possible causality is the major plant closure of the Saab Automobile car factory, which hired an equivalent of 6% of the municipality population. Through a Difference-in-Differences strategy the housing prices of Trollhättan municipality are compared to the counterfactual outcome of a control group that has not been affected by the treatment. We find that the closure has had a statistically significant effect of -13.0 percentage points on housing prices. The housing market is divided into apartments and houses. Although both types of houses show negative results, the results are more reliable on houses than apartments, due to more parallel trends leading up to the closure. The plant closure is seen as a labor demand shock.
